How far is Murfreesboro from Wartrace?
About 28 miles. We take SR-64 to I-24 and come in on US-231, and it runs around 36 minutes. Murfreesboro is the Rutherford County seat and, at 161,445 people by the Census Bureau’s 2020–2024 estimates, the biggest city on our list after Nashville.
Original systems are reaching replacement age
The median home in Murfreesboro was built in 2002, against 1962 in Wartrace, so this is a much younger housing stock. Younger isn’t new, though. A heat pump installed with a 2002 house is in its twenties now, and the question in a house like that is whether a system that age is worth another repair or due for a replacement. Rutherford County’s median is 2001, almost the same, and mobile homes are rare in the city: 438 of 66,400 housing units, under 1 percent.
When replacement is the answer, it doesn’t have to drag on. Rachel R. wrote on Google about a system that was leaking into her garage: He came out same day, and a full new system was installed within 24 hours.
A bonus room over the garage that never keeps up with the rest of the house is a different problem, and a ductless mini split or a duct fix may solve it without touching the main system.
Who pulls the mechanical permit in Murfreesboro?
The city does. Murfreesboro’s Building and Codes department issues mechanical permits separately from building permits, and requests go to buildingpermits@murfreesborotn.gov, through the city’s permit portal, or on its Request for Mechanical Permit form. We sort the permit out before new equipment goes in.
MTSU, the weather and the power company
Middle Tennessee State University has the largest undergraduate enrollment in the state, and the city’s 2023 annual financial report lists it as Rutherford County’s fifth-largest employer, with 2,205 people. NOAA’s 1991–2020 normals for Murfreesboro run a touch more extreme than Tullahoma’s at both ends: a mean July high of 89.2°F and a mean January low of 27.5°F, the coldest of the three stations we quote on this site.
Middle Tennessee Electric says on its own site that it partners with TVA on home rebates. TVA’s EnergyRight heat pump rebate is $800 at 17 SEER2 and $500 at 15 SEER2, through a Quality Contractor Network installer, so if MTE is on your bill, ask us about it before you pick a unit.
